Hudson Place Residences sold 201 of 327 units over its mid-May launch weekend. At Media Circle, buyers are paying for access to one-north's offices and tenant pool despite a longer walk to the MRT. Assess that location before comparing stacks and prices.

Stack-by-stack pricing deserves its own article. This piece stays on the ground: the jobs, trains, shops and future supply around Media Circle, which decide whether any stack is worth its price.
one-north is a JTC-planned work precinct split into districts: Biopolis for biomedical research, Fusionopolis for infocomm and engineering, and Mediapolis, the 19-hectare media and digital cluster that contains Media Circle. EdgeProp places Hudson Place in the precinct's next phase of growth. Read that both ways. Parts of Mediapolis are still under construction, and that is the opportunity and the risk in one sentence.
The daytime crowd is the point. Tens of thousands of people work in the precinct; few can live in it. This cycle released two condo projects around Media Circle: Bloomsbury Residences with 358 units and Hudson Place with 327. Hudson Place is only the fifth condo in the greater one-north area. Homes within walking distance of all those jobs stay scarce.
Both Media Circle projects come from the same Qingjian Realty and Forsea consortium. Their bet: tenants will trade a bigger unit further out for a five-minute walk to work. Stacked Homes notes Bloomsbury sold more than 80% of its units within a year, so investors appear to accept that bet.
Two caveats before you join them. Employment here concentrates in tech, media and research, so a hiring slowdown in those industries empties this tenant pool faster than it would a city-fringe address with mixed demand. And more supply is coming: URA's Greater one-north plan shows more homes for Mediapolis, and each new block erodes the scarcity that props up rents today.
Hudson Place has no MRT station at its doorstep. one-north station on the Circle Line and the Buona Vista interchange serve the precinct, but both are a real walk from Media Circle. Buses and cycling paths fill the gap. Drivers reach the Ayer Rajah Expressway in minutes.
Commuters to Orchard or Raffles Place pay for this address in time, and so will their tenants, who comparison-shop commutes harder than buyers do. Work inside one-north, at the Science Park or around the National University Hospital cluster, and the equation flips: the walk to the office replaces the ride to the station. Pricing already reflects the missing MRT, so comparing this project against MRT-doorstep launches on raw psf will mislead you.
Media Circle is a business district first. Weekday lunches are easy; weekend life is thin. Residents will head to Star Vista, Holland Village or Rochester for malls, groceries and cinemas, each a short ride away. Schools cluster along the Dover and Buona Vista corridor. The southern ridges sit within cycling distance.
The area will fill in. Hudson Place adds ground-floor shops, and each completed project brings more street life. A buyer today pays for a precinct that should feel far more finished by the expected completion around the third quarter of 2029.
Your own numbers determine whether that trade fits. This article cannot see: your budget ceiling, whether you will live in the unit or let it, and which stacks still carry early pricing. The developer reprices as units sell. If one-north is on your shortlist, have someone pull this week's price list and run your sums against it, not last month's.
Hudson Place Residences is a concentrated bet on one-north: a small, definable tenant pool and few competing homes today. Buyers who need a doorstep MRT should shop elsewhere without regret. Owner-occupiers who work in the precinct sit in the best position of all, because they capture the walking-distance value daily instead of hoping a tenant pays for it.
