Vela Bay asks buyers to pay a Bayshore premium years before the wider precinct is complete. The condo has direct MRT access and selected sea views, while the remaining stock now leans towards larger, costlier homes. Vela Bay opened sales on 25 April 2026 and sold 72% of its units by 6pm that day. EdgeProp's launch report records broad demand across unit types: the one-bedroom-plus-study units almost sold out, and buyers took about three-quarters of the three-bedders.
The result established a high price benchmark for an Outside Central Region (OCR) launch. The address carries more weight than the regional label suggests, given the MRT station opposite the site and East Coast Park nearby.
A 99.co availability snapshot viewed in mid-July listed Vela Bay as 74% sold, with 136 homes remaining. The portal showed eight one-bedders, 13 two-bedders, 43 three-bedders, 51 four-bedders and 21 five-bedders. Those numbers can change after bookings, cancellations and developer releases.

Treat that table as a dated shopping guide, not an offer. The spread within one bedroom count reflects height, floor area and view. A $3.09 million three-bedder needs a different comparison set from a $2.31 million one, even though both sit under the same project name.
The smaller homes sold fastest at launch. Buyers shopping later face more family-sized options and a larger cheque. The developer said half the homes would enjoy uninterrupted sea views. One of the two 1,765 sq ft penthouses with a wide sea outlook sold for $5.83 million, or $3,303 psf, on launch day. That transaction proves one buyer paid a premium. It does not price the view on every floor.
Compare pairs of caveats within the same layout: similar floor area, close floor levels, different facings. The price gap gives you a rough view premium after allowing for height and stack. Then decide whether you would pay the same gap at resale. A future buyer may value an open sea outlook, but will also compare your unit with later Bayshore launches.
Visit the site in the late afternoon. Check west sun, traffic from East Coast Parkway and the physical distance to the coast. A blue strip on the horizon can look different through real glazing than it does in a sales gallery rendering.
URA plans Bayshore as a 60-hectare precinct with about 12,500 public and private homes. Its Bayshore planning page describes a one-kilometre main street, cycling routes, courtyards and a landscaped bridge to East Coast Park. A later Master Plan update also shows an integrated transport hub, central park, school and new community facilities.
Vela Bay buyers get the first private condo in that plan. They also accept years of construction and a pipeline of competing homes. The future Bayshore Drive mixed-use site should add shops and services, but its homes will give resale buyers another option. First-mover status works best for someone with a long holding period and patience for a changing neighbourhood.
Vela Bay suits an East Coast owner-occupier who values the Thomson-East Coast Line, uses East Coast Park and plans to stay through the precinct build-out. A family buying a three- or four-bedroom unit can use those benefits each week, which makes the premium easier to defend than an investor relying on a future sales narrative.
The project deserves more caution if you need the lowest price per square foot, want established doorstep shops from move-in, or may sell soon after completion. The Seller's Stamp Duty (SSD) can tax a sale within four years of purchase, and later Bayshore projects may launch before you exit. The timing checks sit in our list of first-condo buying mistakes.
Investors should calculate yield from the exact unit price. Deduct maintenance, property tax, vacancy, repairs and agent fees. Sea views and MRT access can support rent, but the starting price controls how much yield remains.
Vela Bay has two advantages buyers can verify today: Bayshore MRT operates opposite the site, and East Coast Park already exists. The planned main street, transport hub and community facilities will arrive in stages. Price them as upside rather than present-day amenities.
Ask for the current balance-unit chart, then compare each candidate with lodged caveats for the same layout. Mark the exact view corridor on URA's Master Plan and visit the site twice. The Bayshore premium makes sense when your household will use the location for years and the selected stack has a quality that later projects cannot copy at a lower total price.
