Bayshore Residences is the unofficial name many property websites used for the Bayshore Road condo before launch. That project is now Vela Bay. Buyers should separate it from the much larger Bayshore Drive mixed-use site, which has a different location, developer group and launch timeline.

Bayshore Residences is the working name for Vela Bay

URA awarded the 99-year Bayshore Road site to Sing-Haiyi Garnet in March 2025 for $658.9 million. SingHaiyi and Chuan Capital later launched the 515-home development as Vela Bay at 1 Bayshore Walk.

“Bayshore Residences” still appears in search results and agent websites, but it does not identify a separate launched condo. Use the registered project name when you search URA's transaction records, request a price list or ask a lawyer to review purchase documents.

URA awarded the Bayshore Drive parcel to entities representing a Frasers Property-led consortium. The URA tender announcement records a 57,460.6 sq m site and a maximum gross floor area of 149,398 sq m. URA says the development can yield about 1,280 homes and will include retail, a bus interchange and direct integration with Bedok South MRT.

That future project is one Thomson-East Coast Line stop east of Vela Bay. A buyer registering for “Bayshore Residences” should ask for the address and developer before sharing financial details or treating any indicative price as an offer.

Vela Bay is the only one you can book now

Vela Bay opened for sales on 25 April 2026. The developer sold 371 homes, or 72% of the project, by 6pm at an average $2,886 psf, according to EdgeProp's launch report. Smaller homes moved fastest.

A 99.co snapshot viewed in mid-July showed 136 homes remaining. Asking prices started around $1.35 million for a one-bedroom unit, $1.70 million for a two-bedroom unit and $2.31 million for a three-bedroom unit. Availability and prices change after bookings, cancellations and later releases, so compare the dated figures with the current balance chart.

Later Bayshore supply affects the exit comparison

The future Bayshore Drive development can add about two and a half times as many homes as Vela Bay. Its integrated shops and transport facilities should improve daily convenience across the precinct. Its units will also give future buyers another new option when Vela Bay owners want to sell.

That does not make Vela Bay a poor purchase. It changes the holding-period test. An owner-occupier who uses Bayshore MRT and East Coast Park for years can justify paying for those benefits. A buyer planning a quick resale needs a specific stack, view or layout that remains attractive after the next project launches.

The land bids do not predict future selling prices. Vela Bay's site cost $658.9 million, while the mixed-use parcel cost $2.128 billion, but the second site is larger and includes commercial and transport components. Comparing the two headline sums produces no useful condo price forecast.

Check the address, stack and promised amenity

Ask for these documents before you book a Vela Bay unit:

  • the current developer price list and balance-unit chart;
  • the approved site and floor plans for the exact stack;
  • the view corridor marked against URA's current Master Plan; and
  • the purchase timeline, stamp duties and bank valuation assumption.

Bayshore MRT already operates. The future shops, bus interchange and other facilities will arrive in stages, and construction will continue around early residents. Walk from the actual residential entrance to the station, visit the site during the afternoon and note road noise from the East Coast Parkway.

The name on an advertisement settles none of those checks. “Bayshore Residences” means Vela Bay only when the address is 1 Bayshore Walk. The later Bayshore Drive project remains a future comparison until its developer publishes a project name, plans and prices.
