A cluster of projects sold during the 2022–2023 launch cycle reaches completion this year. Buyers collect keys, and a few districts absorb several hundred new households almost at once. The effects are worth mapping whether you own nearby, rent nearby, or plan to buy.

Treat every date as a developer estimate: TOP slips by quarters routinely, and one source still lists Grand Dunman at 2027. Smaller freehold projects, including Ardor Residence and The Giverny Residences in the east and Orchard Sophia in District 9, carry 2026 estimates as well.
Completions in 2026 are the delivery end of the 2022–2023 launch cycle, when projects like Grand Dunman and Pinetree Hill sold hundreds of units each over their launch weekends. Construction timelines of three to four years put their handover here. The pattern repeats every cycle: launch activity clusters when developers replenish land banks, and the completions arrive together a few years later, regardless of what the market is doing at delivery time. URA publishes the authoritative forward numbers each quarter in its private residential pipeline statistics, which is where to verify how 2026's completion volume compares with the years around it before drawing island-wide conclusions.

Hillock Green's estimated completion lands in the same half-year that Lentor Gardens Residences launches, which makes Lentor a live experiment in supply absorption: one project handing over keys while another sells its first units a few streets away. Buyers there can compare a physical, inspectable unit against a showflat promise at similar quantum, a comparison that rarely lines up so neatly. Renters in Lentor should watch the handover months, because first-batch landlords in a new estate price to fill quickly.
One caution on the dates themselves: TOP estimates in marketing materials are the developer's, and they move. A project marketed as "3Q 2026" can hand over in 1Q 2027 without breaching anything. If your own plans hinge on a specific handover, such as timing an HDB sale to a condo's completion, build a buffer of at least two quarters into the plan and confirm progress with the developer directly rather than relying on a brochure date.
