Emerald of Katong sold 835 of its 846 homes over its launch weekend. Most buyers entering now will buy a resale or sub-sale unit. Use the launch prices as a benchmark, then judge the asking price, stack and layout in front of you.

Emerald of Katong opened its booking weekend on 15–16 November 2024 and sold about 99% of its 846 homes, at an average of roughly $2,621 psf. Coverage of the launch, including EdgeProp's sales report carried by Yahoo, described one of the strongest launch weekends the market had seen in years, with the two- and three-bedroom units clearing almost entirely.
Those figures set a reference point. A resale buyer today should compare current asking prices against both the launch average and lodged caveats, not against the developer's original list, which no longer applies.
The answer sits in the land price. Sim Lian won the Jalan Tembusu government land site at about $1,069 psf per plot ratio, according to the developer's own tender announcement. Reporting on the launch noted that price was roughly 18% below the land cost behind the nearby Tembusu Grand site, which let Emerald open below its District 15 rivals.
That edge shaped the launch and still shapes resale. Emerald tended to price under freehold The Continuum and leasehold Grand Dunman, especially on larger layouts. A resale buyer inherits part of that advantage, but only if the seller's asking price still reflects it. Pull caveats for all three projects before deciding which District 15 address offers the better unit for your budget. Emerald's mix centres on two- and three-bedroom homes, the sizes HDB upgraders and small families shop for most. Sizes run from a compact one-bedroom-plus-study of about 484 sq ft to a five-bedroom of roughly 1,561 sq ft, per Stacked Homes' project review.
Do not read a floor area as usable space. Put the floor plan in front of you and mark the living room, bedrooms, storage and circulation. Bay windows, long corridors and oversized balconies can shrink the area you use. The site is relatively dense for the area, so ask which stacks face greenery, the pool, another block or the road, and check the gap to the neighbouring building from your exact unit.
The project sits within about a five-minute walk of Tanjong Katong MRT on the Thomson-East Coast Line, with Marine Parade and Amber stations on the same line nearby. That rail access, opened as the TEL extended east, is a genuine day-to-day benefit rather than a future promise.
Test it in person. Walk from the actual residential entrance to the station platform in the morning heat, not from the nearest site boundary on a sales map. Drivers should check the East Coast Parkway approach at peak hour and inspect road-facing stacks for traffic noise. Families should confirm the primary schools they care about, such as Tanjong Katong Primary and Haig Girls', against the MOE one-kilometre boundary on OneMap rather than a brochure map.
Because Emerald sold out at launch, most transactions from here are resale or sub-sale before completion. That changes the checks. You are no longer choosing from a full stack chart; you are buying one specific unit from one owner, so its floor, facing and view matter more than any project-wide claim.
Sub-sales during construction also carry Seller's Stamp Duty (SSD) exposure for the seller, a tax on residential property sold within three years of purchase, which can shape how firm an asking price is. Heavy nearby supply is the other watch-item. Grand Dunman, Tembusu Grand and The Continuum all launched in the same District 15 window, so a future seller competes with a deep pool of similar homes. That competition can cap price growth even for a well-located unit.
Emerald suits an owner-occupier who wants a two- or three-bedroom home near the Thomson-East Coast Line and values the project's launch-era price position. If you can buy a resale unit close to the original pricing, you inherit the land-cost advantage that made the launch move so fast.
Approach with more caution if you need freehold tenure, want the lowest density in the area, or plan to sell soon after completion. The short walk to Tanjong Katong MRT and the lower land cost helped the project sell out. A resale buyer no longer has a developer price list or broad choice of units, so the exact caveats and condition matter more.
Ask the agent for recent caveats in the same stack and layout, compare them with Grand Dunman and The Continuum, and walk to the station and the schools yourself. The project works best when the specific unit still reflects the value that made the launch weekend sell out.
