A District 15 condo comparison needs to go below project-wide price per square foot. Emerald of Katong, Grand Dunman and The Continuum offer different tenure, rail access and resale competition. The best choice depends on the unit you can buy, the route your household uses and how long you expect to hold it.
This comparison gives each development one clear reason to shortlist it and one risk to price before you commit.

Project scale affects resale. A large development gives buyers more layout and facility choice, but owners can face several similar listings when they sell or rent. Compare your stack against units inside the same development before using another project as the benchmark.
Emerald of Katong's case rests on its walk to Tanjong Katong MRT and the mix of two- and three-bedroom homes. The Thomson-East Coast Line connects the East Coast directly with the city and northern stations, which gives the location a daily use beyond the Katong address.
The project sold most of its homes at launch, so buyers now need to distinguish developer stock, subsales and later resales. The launch average is a historical reference rather than a fair price for every current unit.
Shortlist Emerald if you want:
Price the density and future supply around Jalan Tembusu. A high floor or pool view does not remove competition from similar layouts when several nearby projects reach resale in the same period.

Grand Dunman sits beside Dakota MRT on the Circle Line. That location suits a household that uses rail for work or school and wants to minimise the outdoor part of the commute.
Its 1,008 homes create the main trade-off. A large project can support broad facilities and transaction volume, which helps buyers find price evidence. The same scale can put several near-identical homes on the resale or rental market at once.
Shortlist Grand Dunman if you want:
Check the block, not the project pin. The walk from the furthest block, traffic noise, facing and distance to another tower can change the value of two units with the same floor area.

The Continuum offers freehold tenure across a large development, a rare combination among recent Katong projects. A buyer who plans to hold for decades removes the lease-decay question that will arise for a 99-year property.
Freehold does not make every unit good value. The project has a longer rail walk than Grand Dunman or Emerald of Katong, and a large unit count can still create internal competition. Compare total prices as well as psf because The Continuum's layouts and unit mix differ from its neighbours.
Shortlist The Continuum if you want:
Walk from the exact entrance to Dakota MRT. A ten-minute route in a portal listing may feel different with traffic crossings, rain or a child.

An average project psf mixes compact units, large family homes, penthouses and different floors. A high psf on a small unit can still produce a lower total price than a low psf on a large layout.

An MRT-first buyer should compare Grand Dunman's Dakota route with Emerald's TEL route based on the journeys made each week. The shortest walk may connect to the wrong line for your household.
A tenure-first buyer should measure The Continuum's freehold premium against the intended holding period. Freehold has less value to a buyer who expects to sell in five years than to one planning a multi-decade home.
A family buyer should compare usable bedroom and storage space, school routes and the total price. Project facilities and brochure area cannot compensate for a layout that fails the daily routine.
An investor should compare the exact purchase price with realistic rent after maintenance, property tax, vacancy and leasing costs. A project label or sea view does not set the yield.
Buyers willing to move beyond District 15 can add Bayshore to the comparison. Vela Bay offers direct TEL access and a future precinct, but Bayshore is an East Coast alternative rather than a District 15 project.
Grand Dunman has the strongest rail-access case. The Continuum has the clearest tenure case. Emerald of Katong sits between them with TEL access and a family-focused unit mix.
Pull current transactions for the exact size you need, then visit each route at the time your household would use it. Choose the unit whose price still works after you account for facing, floor, maintenance and the number of similar homes competing at resale.
